Clearwater Farms Unit 3 Property Owners Association, Inc. is a non-profit corporation dedicated to preserving our community’s unique rural lifestyle and ensuring the "Pride of Property" for all residents.
The Role of the Board
The Association is governed by a Board of Directors who are elected by the property owners. The Board is responsible for:
Managing and maintaining community infrastructure (roads and irrigation canals).
Enforcing the Covenants, Conditions, and Restrictions (CC&Rs).
Overseeing the Architectural Control Committee (ACC).
Setting and collecting annual assessments to fund community maintenance.
Member Rights & Responsibilities
Being a property owner in Unit 3 comes with specific rights and obligations outlined in our governing documents:
Voting Rights: Each owner is a member of the Association and is entitled to one vote per lot owned on all matters requiring a member vote.
Maintenance: Owners are responsible for maintaining their own lots, fence lines, and borrow ditches. This includes keeping property free of weeds, rubbish, and inoperable vehicles to prevent fire hazards and nuisances.
Good Standing: To remain in "good standing"—which includes the right to vote and the right to receive irrigation water—assessments must be paid within 30 days of the due date.
Annual Assessments & Dues
Assessments are used for the improvement and maintenance of community infrastructure, operating costs of the association, and services provided by the association.
Fees: $125 per acre owned
Due Date: Annually, February 1st
Late Fees: Assessments not paid within 30 days of the due date are considered delinquent and may bear interest at the rate of 12% per annum.
Delinquency: Please note that irrigation privileges are suspended for any lot owner whose assessments are more than 30 days past due.
Compliance & Enforcement
To maintain our community standards, the Board has the authority to issue monetary penalties for violations of the CC&Rs or community rules.
Due Process: Owners are always given notice and an opportunity to be heard by the Board before any penalty is imposed.
Penalty Range: Fines range from $10.00 to $500.00 per day depending on the nature of the violation.
